Fawley Waterside is an exciting developable waterside site in the Solent. It is set in the New Forest National Park on 3km of pristine coastline, besides the thriving economic hub of Southampton and the Solent, one of Europe’s premier leisure waterways.
This exciting potential new commercial development opportunity is spread over 360,000 square metres on the site of the former Fawley Power station. It was once home to one of the largest oil-fired power stations in the UK. Fawley Power Station was decommissioned in 2013 after operating for more than 40 years. Its landmark 164m (680ft) chimney was demolished in 2021 and the clearance of the site’s buildings was completed two years later.
There are 70 acres of clear land with an initial allocation of 10 acres of commercial space. It is the largest immediately developable waterside site in Solent co-located with commercial land.
The site features a dedicated dock, previously used to receive Vestas wind turbine blades and commodities for ExxonMobil Fawley.
There is excellent connectivity, with easy access to Southampton International Airport and the site is just 90 minutes to London by road and rail.
The focus will be on the marine innovation, port-centric manufacturing and energy sectors. A previous scheme for a new town – including 1,500 homes, a canal, marina, commercial premises and open space – was withdrawn in 2024. The site is owner by Fawley Waterside Limited which purchased it from RWE npower in 2015.
